Loan Officer Process

eSigning the 1003

Loan officers are required to sign the 1003. Some states even require the loan officer to eSign before the borrower.

  •        If the LOAN OFFICER sends disclosures to the borrower, the loan officer will be prompted to eSign the 1003.
  •        If a user OTHER THAN THE LOAN OFFICER sends disclosures to the borrower, the loan officer will receive an email notifying them to eSign the 1003.

 

The Loan officer can eSign the 1003 by one of the following:

  1.         Using the unique link provided in the email and log into Loan Connect.
  2.         Opening the loan file in Encompass and using the eSign Documents button in the Disclosure Tracking Tool.

 

    THESE ARE THE ONLY 2 OPTIONS - THERE IS NO DIRECT LINK FOR A PORTAL CONTAINING A LIST OF ALL APPLICATIONS THAT REQUIRE A LO SIGNATURE

  • If using the email link from the email, the Loan Officer only has access to the specific 1003 for the specific loan referenced in the email
  • Example Email:

  • Using the link in the email, Login to Portal using the following:
    • Client ID (in this format): BE11165617
    • YOUR Encompass UserID and Password

  • Upon login to portal, a task will be present for the loan requiring signatures
  • Click the OPEN DOCUMENTS button
  • Complete the eSigning & Click the FINISH button
  • The task will show as completed by the green checkmark

       

  • Select and open the loan for eSigning
    • The Loan's Alerts & Messages will show a green message "eSign Disclosures" - This indicates that an LO Signature is required.
  • Go To Disclosure Tracking
    1. Double-Click the "eSign Disclosures" Message to go directly to Disclosure Tracking; or
    2. Go to Tools / Disclosure Tracking

IMPORTANT DETAILS!

  • The eSign Documents button, found in Disclosure Tracking, is only enabled when:
    1. The current user is the assigned Loan Officer for the loan; and
    2. After the Loan Officer selects a disclosure tracking record having at least one document pending the loan officer's signature.

  • Select a Disclosure Record
  • Click the eSign Documents button
  • Loan Officer will be taken directly to the DocuSign website to begin eSigning
  • Complete the eSigning & Click the FINISH button
  • The eSign Documents button will be disabled after eSigning is complete

  • The eSign Documents button can also be accessed within the Disclosure Details window
  • Double-Click the Disclosure Record to open the Disclosure Details window
  • Click the eSign Documents button
